Maintenance & Repairs FAQs

  • I need emergency service!

We have a team on-call 24/7-365 for true association emergencies.

If your emergency involves an active water leak, elevator outage or damage to Association property, you may call 860.291.8777 x 0 to page our receptionist. If the emergency occurs after hours (between 5PM and 8:30AM), please dial 860.291.8777 and follow the prompts. You will be connected with a live dispatcher.

If your power or water goes out, this is usually individual owner responsibility unless the association pays the bills for those services. There may be a service outage affecting the area. Check on the utility company’s outage tracker site.

Locked out of your home? Please contact a locksmith. You may reach out to W&K Property Services for assistance by dialing 860.610.0160.

Roof Leak? Take immediate action by placing a bucket under the affected area to prevent further damages. Contact the W&K office or click here  to submit your maintenance request. Please include photos of the damages if possible.

  • My home needs repair!

When you live in a community association, you may need to request maintenance services. How do you know when it is the association’s responsibility or yours to make the repairs?

    1. Login to your resident portal and refer to the documents section. Your association might have a maintenance chart posted here for your reference.
    2. Check your association’s governing documents (Declaration). This is the legal contract with the association and was provided to you at your closing when you purchased your home.
    3. Look at your community’s budget

Not sure if it’s your responsibility? Submit a maintenance request in your online portal,  click here. Make sure to include detailed information about the situation and provide any photos. This will help the management team assess and evaluate the situation as quickly as possible.
